When it comes to office rental, you need to decide on the primary purpose of renting the commercial space. Spending top-dollars on office rental can be a significant investment, hence make sure that you know what you are getting into. A good office space motivates the employees, and it creates better bonding among them. Make sure you keep these things in mind when you are opting for an office space. You also need to take into account certain factors before renting an office. Here are the things you need to keep in mind.

Space And Size

The space available is of vital importance. You will need a spacious floor for running an office, and that is almost a given. To run a functional company, no matter what you are into, make sure you calculate how many employees you have and how much space you will need to accommodate your entire team. Do this beforehand.

Once you close the deal, you cannot modify a contract or look for an alternative. Make sure you also keep some extra space in case you decide to expand your workspace. A small office space may cause problems for the entire workforce. This will only decrease productivity.

Lease Agreement

You should adequately peruse the lease agreement before signing it. Do not neglect the lease agreement as that is integral to the whole rental thing. A lot of things depend upon the lease document. Take a closer look at these documents before signing them. The location of the office is another factor which you should take into account. You need your office in a commercial district. Getting an office in a residential area may not be the best decision for your business. Therefore, read the lease documents carefully to know where the precise office location, the nearest stations, how to get there, etc.

Cubicle Space

Before you finally sign and close the deal, make sure you go through the equipment availability and the cubicle space available in the rented office. For instance, how many cubicles can your office accommodate? Remember that you are not renting a co-working spacing, but an office.

Hence, you need to do your budgeting as well for electricity, Wi-Fi, office furniture, etc. Keep in mind that cubicle alignment should match the size of your workforce. Calculate the employees and set up cubicles accordingly. Do not make things too cramped, though.

What Should Be the Layout?

If you represent a growing business, you also need to think about the layout of the office space. Not just the size of the space, you also need to know how to maximize the space to accommodate everyone and everything your business would need. For example, do you need a meeting room for holding employee meetings and giving presentations? Do your employees work long hours? In that case, you may need a break room where your employees can hang out in between shifts. Do you have working mothers in your company? In that case, you may want to add a lactation room. You may also want to add medical rooms, gaming rooms, and even phone booths. Plan your office space layout wisely and rent the space according to your needs.

Also, all of the preparations and planning should happen way ahead of time. This will give you time for any sudden changes and problems which you may face while procuring the office.
